The 50,000 SF 99 Ranch Market at Warm Springs Blvd & Mission Blvd is the largest and most modern Asian Supermarket in the entire San Francisco Bay Area and Silicon Valley.
H.L. Peninsula Restaurant (Milpitas, CA)
The 50,000 SF 99 Ranch Market at Warm Springs Blvd & Mission Blvd is the largest and most modern Asian Supermarket in the entire San Francisco Bay Area and Silicon Valley.
Pacific Pearl (Pleasanton, CA)
112,000 SF, 11.5 acres, Asian grocery anchored new development project. GD Commercial worked with the developer on identifying usage for the land, obtaining construction financing and entitlement, as well as placing suitable tenants.
Hilltop Mall (Richmond, CA)
1.MM SF Asian themed mall, anchored by Walmart, Macy’s. This project will be a mixed use development with new hotels such as Marriott Residence Inn, new office building and over 3,000 residential units – all this to be built at the perimeter of the property. The mall itself sits on 77 acres.
Fremont Times Square (Warm Springs Neighborhood, Fremont, CA)
Commercial/Retail Condos for sale. 90,000 SF including a 30,000 SF grocery anchor, Marina Foods. GD Commercial sold 100% of the units in 2009-2010, which was the beginning of the Great Recession and in a very difficult economic climate. Again 80% was sold prior to ground breaking.
Pacific Commons II (Fremont, CA)
54,000 SF, 5 acres, 16 retailers. This was an early retail center for the Pacific Commons area in Fremont. After one year without securing a single tenant, the owner asked GD Commercial to help with the marketing and leasing. At that time it was difficult to recruit national tenants since it was the least desirable location at the whole Pacific Common area so GD Commercial convinced the owner to reposition the center as an Asian themed center and successfully leased out 70% of the center prior to breaking ground. What is more remarkable was that this was done in 2008 during a slow economy.
Lido Faire Shopping Center (Newark, CA)
115,303 SF center, anchored by 99 Ranch Market. This was a repositioning project. The tenant mix was not attractive, the anchor was threatening to not renew its lease and the owner had a difficult time attracting tenants. The center was 50% vacant at the time John Luk was asked to help market and lease the center. John added a large seafood restaurant, Saigon Seafood Harbor, a bakery, 85 degree Bakery, East West Bank and other businesses which served to Increase traffic significantly.
Museum Place Tech Museum Expansion (Downtown San Jose, CA)
GD Commercial along with Insight Realty, King Wah Development and Steinberg Architects formed a team to secure the exclusive right to negotiate with the City of San Jose to expand the Tech Museum of Innovation and to develop the land behind the museum where Parkside Hall is located. A 22 story high-rise mixed use project consisting of below and above ground parking, retail, commercial office, condo hotel and rooftop bar/restaurant, as well as expanding exhibition and office space for the Tech Museum are planned. John identified team members and China Investor for this project. His GD Commercial team worked with Insight Realty on the RFP and on securing the all cash investor for this $700 Million project.

Land entitlements approved for the 598,774 SF $400 Million Mega Global Marketplace mall. Plan proposes 12 story 250 room hotel (including a fitness room, conference facilities, and a restaurant), two levels of retail space, and one level of underground parking. Pacific Mall will bring a unique retail experience to the region, housing approximately 500 small shops in an open market atmosphere carrying unique products from around the world and each unit will be sold as commercial/retail condos.
Victorian Square (Milpitas, CA)
48,377 SF, 18 units shopping center. GD Commercial sold this center to an investor and helped turn it around. The center used to be occupied by a large florist that was not doing well and the center was not vibrant. We secured a lease with a dim sum restaurant and added another Asian themed restaurant. This center is now thriving and parking is nearly always full. GD Commercial now manages the property.
